Top Keller Williams agent Teresa Kennedy shares some of her “back to basics” approaches to working with Expired Listings and staying organized.
Sometimes the obvious answer is staring us right in the face and that’s what happened to me the other day.
I was thinking about this concept of getting back to the basics when I noticed my neighbor Barry trimming his hedge.
What’s that got to do with the basics you ask?
Well when you watch this video interview with Teresa Kennedy the light will come on and it will all make perfect sense!

Teresa, thanks for sharing! You just reminded me that if we are commited and stick with it…we can get any of that business out there. In fact, it has helped me not just ‘take a stab’ at it because that will just be a waste of time. Have a plan and stick to it all the way through!
Thanks Michael! Nice interview! No communication from their agent… we do hear this a lot from frustrated sellers, don’t we. Communication is so easy isn’t it! Picking up that phone, writing an email, giving our sellers updates and insight to the market and where they are. Is that not some of the easiest things to do! And guess what? It doesn’t cost any money to do that!!! Why do some real estate agents struggle with that? I had one client tell me I was contacting them too much! LOL! Much better problem to have now isn’t it! LOL!
Nyssa,
It’s all about setting the expectations when we first meet with our clients and sticking to them.
That establishes a framework and eliminates any disappointments or surprises.

Ken,
Expireds can be a tough way to make a business but agents that have implemented a systematic approach and don’t take things personally make money.
Tony Zito is one such agent http://tonyzitosblog.com/4-expired-listing-strategies/

Dear Michael,
It was great advice and no matter where you are in the country the expired sellers gripes are all the same . As my friend Nyssa said it is soooooooooo easy to pick up the phone and call.
Thanks Michael for all of these wonderful tips.
Warm Regards,
Cookie
Hey Cookie,
I guess it’s human nature that when a home doesn’t sell that the seller wants to blame someone, anyone rather than look at what they could have done e.g. pricing properly, staging etc.
Thanks for the kind words.
All Good Wishes,
michael krisa
I’ve been using SlyDial to leave “just checking in” voicemails for my sellers (I don’t go after Expireds or FSBOs) but it’s working well for me so far 🙂
Hey Stephanie,
The agents that I have been speaking with tell me that expired listings are their new good mine of opportunity.
Reach out to Tony Zito; he has created a system based upon what he has been doing this past year working expireds.
All Good Wishes,
